Egypt has signed a landmark 11 trillion Egyptian pound ($202 billion) agreement with Talaat Moustafa Group Holding (TMG) to develop four major mixed-use real estate projects, in a deal that underscores the country’s push to attract investment and expand its urban infrastructure.
The agreement, announced by Egypt’s presidency on Tuesday, covers developments spanning residential property, commercial real estate, industrial facilities and logistics infrastructure.
The four projects include North Madinaty, an 11.3 million-square-metre development in central Alexandria, an industrial and logistics economic hub in Abu Qir northeast of Alexandria, and a North Coast destination modelled after TMG’s South Med development.
The scale of the agreement positions TMG, one of Egypt’s leading real estate developers, at the centre of an ambitious expansion of the country’s property and infrastructure landscape.
The planned developments are expected to combine residential communities with commercial and economic activities, potentially supporting job creation, attracting private capital and strengthening Alexandria’s position as a major commercial and industrial centre.
The Abu Qir project is particularly significant for its proposed integration of industrial, logistics and real estate activities, while the North Coast development builds on growing investment in Egypt’s Mediterranean tourism and residential property market.
The agreement highlights the increasing role of large-scale private developers in Egypt’s urban expansion strategy. However, further details on project timelines, financing arrangements and implementation milestones were not provided in the initial announcement.
For investors and the wider property sector, the deal signals the scale of Egypt’s ambitions in real estate development, logistics and tourism infrastructure, although the delivery of the four projects will be key to translating the headline investment value into tangible economic gains.
